Description of Project: THE FORE prioritises connections to nature while offering spaces for family bonding and socialising. Angled aluminium louvres on the facade keep direct light away from the interior, creating additional privacy and shades, while bringing tranquillity into rooms. The architect’s sensitive use of shadow and light seeks to accentuate a dramatic feel of the spaces by inviting unconscious peripheral visions and tactile fantasies. The minimalist aesthetic design concept of “less is more” is use to express the beauty of the homes in its simplest form possible.

Design Excellence

Design Concept: The main challenge of designing these semi-detached houses, which are in a junction, is the authority-imposed rule that the entrances to the houses cannot front the same road. To take on this challenge design elements are carefully selected which accompanied by mindful space planning.

Exterior Aesthetics: 2-types of screens has been used on the façade. The timber-like wide panels have been introduced in front of the bedroom windows at mezzanine floor level. It created a sense of privacy yet is porous enough to allow ample lighting and ventilation. The playful randomness of the panels deviates away from the usual monotonous feeling impression of vertical panels. Thinner vertical screens in the same timber finish were used dress the staircase exterior. It creates filtered-like stream of lights which cast subtle shadows inside the staircase creating an effect akin to strolling in the woods on a bright sunny day. This feature is also used to screen-off the toilet windows giving it more privacy. Wide ledges at the 3rd storey level, with the underside in timber finish, is introduced not only to act as sun/rain screen but also as an accent which complements the screened façade. All these design elements were able to give each of the house a personalized feel as even though it uses the same treatment it gives an impression of two houses with different design.

Interior Aesthetics & Finishes: Rising through the challenges is modern sanctuary, wrapped in timber-like screens echoing a work of art.

Design Considerations for Unit Layouts: The living room of in the 1st storey optimizes the triple-volume void space to create a vertical space which enhances the effect of the filtered natural light seeping through the façade. It also gives an option of future expansion by covering the voids replacing it with rooms. The spacious open terrace at the attic level also caters for plans in the future to build additional rooms, or as it is, can be a very pleasurable space to host gatherings.

Sustainability Excellence

Ecological & Environmental Values: The air conditioners – Therm-Aire comes with proprietary cooling system applying solar thermal technology and incorporating a thermal collector with evacuated tubes to harness renewable solar and ambient heat throughout the entire day. Therm-Aire is the world’s first solar thermal hybrid air conditioning system, reducing energy consumption by up to 55%, with average coefficient of performance (CoP) of above 5. Therm-Aire is recognised locally and worldwide. It is a Certified Green Product by Singapore Green Building Council and has obtained Building and Construction Authority (BCA) – Maximum Green Mark Points. It has also received the Institute of Engineers Singapore Engineering Awards (IES) 2019 and ASEAN Federation of Engineers Organisation (AFEO) Outstanding Engineering Award 2019. Low E Glasses are used for the skylight to help reduce the transmission of heat into the house and thus reduce energy cost. It reduces destructive UV Rays and yet allows natural lightings into the house.

Environmental Friendliness: The features seek to reduce the transmission of heat into the house and by keeping the house naturally ventilated thus lowering the consumption of energy. The use of Therm-Aire air conditioners also lowers the use of electricity to power the air-conditioners by using solar tubes instead. This in turn helps to reduce the emission of CO2 into the atmosphere, creating a greener and healthier environment for all.

Marketing Objectives: Through the various marketing initiatives which we have embarked on, we strive towards reinforcing the Brand recognition of JG Land. We recognise the changing lifestyles and desires of the new millennium home owners and are prepared to do our utmost to meet their needs and requirements.

One of our marketing objectives is also to help prospective buyers visualise the space and layout of the house which they are interested through our 3D Virtual Tours.

We also engaged our marketing partners pro-actively to communicate what our company stands for and the types of product differentiation which we have carefully crafted.

Primary Target Audience: Our aspiring home owners are in their 30s to early 50s who are looking for architecturally unique houses with flexible layouts to suit their needs. They are largely high-flying professionals, business owners and millennium entrepreneurs who have accumulated massive amount of wealth in the past years. Household sizes range from small with two persons to multi-generations living. The homes we build can also appeal to newly minted citizens taking into account their way of life and altering the house to suit their needs.

Marketing Strategy: JG Land adopts a careful calibration of cost and returns on our advertising campaign within the allocated budget. Billboards located at development sites are used to advertise and cross sell our products and services. It allows prospective buyers to easily reach out to us and also creates brand recognition for JG Land. Promotions on social media and online advertisements such as Advertorials on The Edge Property are done to promote the company and its developments. We seek to communicate what the company stands for and the Unique Selling Points (USP) of each and every development we carefully crafted. Prospective Home buyers can also visualise the developments through our online virtual tour. This will allow them to see and feel the space of the developments before committing to a purchase. We also work closely with our Marketing and Sales Partners to promote the development to their prospective buyers. We stand ready to support our Partners in going through the development with their clients and sharing with them the JG Land’s story. Having been in the market for more than a decade with our focus on customer service and unique home offerings, our existing customers and partners through word of mouth will often refer their friends or clients to our developments. A budget is also allocated to delight our home-owners during the home purchase and customisation process.

Deployment of Marketing Technology: Using online 3D virtual tour, home buyers can see and feel the space within our developments while we are selling off plans and when the developments are under construction. They will be able to see and feel how the home will look like with furniture and carpentry in place. This helps our prospective buyers in making a more informed decision in the purchase of our developments.

Promotion: 3D renderings and virtual tour of internal spaces within the homes helps our prospective buyers to visualise how the property will look like. Our developments offer utmost flexible in terms of layout and space planning while buyers during the early stage of construction can customise spaces to their requirements, for example, some buyers may want to combine 2 rooms into 1 larger room or to redesignate an area for other usage. Our developments are also sustainable with the use of Eco-friendly air-conditioning which uses solar tubes to lower electrical usage, Aerated Light-weight Concrete Panels that are pre-fabricated offsite and installed onsite amongst others.

Value-added Services: We are able to assist our buyers with initial customisation of the developments during early stage of construction.
