Design Excellence
Design Concept: Park Nova will be a biophillic enclave rising above the surrounding greenery, embraced in a lush vertical garden whilst creating a home that is designed to be human-centred. The design brings the urban gardens surrounding the site up and into the building. Aimed at promoting the benefits of mental and physical wellbeing in the residence, this creates an immediate and long-lasting connection between the lush natural surroundings and the occupants of the building. The first residential level is lifted 17m above the ground, into the sky, breaking free above the greenery along Orchard Boulevard and Tomlinson Road, therefore taking advantage of the tree canopy to act as a buffer to sound pollution.
One important aspect of the brief was to achieve a design for the residential building that is adjusted towards three identified viewing corridors, and to orient the apartments to take advantage of such. It is the orientation of these viewing corridors that has shaped the innovative architectural character of the building plan conceptually into a butterfly. The arrangement of each apartment denotes a “wing” of the butterfly and is designed to positively contribute to the experience of luxurious inner city living, whilst, creating a connection to the natural green surrounding. We wanted the building to feel like it is an extension of this beautiful garden in the Orchard.
Exterior Aesthetics: Elevated on sculpted columns, the body of the building is connected through cocoon structures that travels vertically up the building. These reveal themselves at the sky terrace and landscaped gardens and play an important architectural role as well as functional one, which is to house individual private lifts to each apartment.
The architectural concept of the building assimilates the shape of the butterfly in the floor plan, coupled with the alternating floor plates results in a unique approach to the metamorphosis of the elevation design and breaks away from the traditional understanding of a building elevation. The illusion of movement is accentuated by the flittering migration of the balcony location from floor to floor, whilst the envelope treatment to the apartment face remains consistent. This strong horizontal expression allows the building to standout from its contextual backdrop.
There is a strong compositional and environmental rationale for the creation of generous undulating balconies interrupted lush greenery. The depth of these green terrace meanders from shallow to deep and is the fundamental compositional device used to achieve comfort within the dense urban environment. The undulating and alternating floor plates create natural shading devices for residents using their outdoor spaces. They also allow the living area to flutter outwards onto the balcony, merging the indoor and outdoor spaces. The greenery tempers the air when the doors are open. At the same time, there is a spatial perception of a generous double height space above each balcony, whilst greenery from the terrace above act a natural environmental sound buffer in the prevailing wind. The planting of various species has been choreographed with the adjacent internal spaces to create a sensory experience, filtering the air when windows are open, as well as proving visual delight to the residents.
Interior Aesthetics & Finishes: We set out to craft a building that is inspired by the garden setting of the site, but also addressing three pillars that we believe are essential to contemporary city living – health & wellbeing, comfort, and sustainability. We wanted to create a human-centre home that enhanced the happiness of the people living in it. That is very important to us from day one. We concentrated on creating a design that looked to define a lifestyle that is in harmony with nature and that advocates the benefits of well-planned high quality internal spaces that are connected to generous outdoor spaces.
Green terraces sit adjacent to the private living spaces of every apartment and are arranged to bring the numerous environmental benefits into our crafted biophilic design. This intimate relationship with nature increases resident comfort and serves to improve the health and wellbeing of the occupants. The greenery adjacent to the bedrooms has been selected to be visually expansive, creating the sense of living in a garden and thereby breaking away from the traditional high-rise experience of urban living. Experts have proven that establishing such immediate connections with nature in a home reduces stress and enhances happiness, comfort, and clarity of thought – all things that we have come to cherish during the pandemic and over a year of working from home.
The common areas in the building were designed to be fully aligned with the building architecture – the aesthetics and ‘spirit’ of the building. Organic forms line the interior envelope, from voluminous lobbies on ground and basement levels to the way a counter is designed in the common facilities on L14. A inhabitant will feel fully immersed in this building, not sensing a segregation from any space within the building, and its exterior form and landscape.
Facilities: There are two residential amenities decks within the development. The lush landscape Edeck is located at level 1 and is elevated above the surrounding Orchard Boulevard to provide privacy. The Edeck is segmented into three areas, an outdoor lounge, a secluded garden connected to the main EDeck by a garden bridge, and the main Edeck which serves the lap pool. Leisure pool, spa, jacuzzi and poolside lounge facilities.
The sky terrace is located on level 14. At this level, the residents can enjoy uninterrupted vistas to the city and the Botanic Gardens. The sky terrace is segmented into three wings in plan and serves the gym, sky lounge and sky terrace pavilion.
Maintainability: The extensive greeneries at every floors and sky gardens are maintained via gondola by experienced landscape contractors which will be managed by the MCST. Carefully selected plant species and well planned maintenance schedule ensure that the landscape and building appearance is ever green and tip-top condition all year round.
All interior spaces have been designed to be robust and timeless. All wet areas have been carefully considered to have effective stone joint details to allow the rooms to last a lifetime.
Design Considerations for Unit Layouts: Our starting point is the residential floor plan arrangement. The configuration of each apartment is designed to positively contribute to the experience of luxurious inner city living. Each apartment is purposefully orientated to enhance privacy from neighbors and private terraces are protected by the planting. All apartments are organized around a service core that sits within an inner elevation, allowing the outer perimeter of each apartment to enjoy the unique 270-degree view across the city and the Botanical Gardens.
This also means that there are no compromised windows or views for the ‘front of house’ for any of the units’. All living and dining areas including the smallest unit have balconies running the length of the spaces, further maximising the internal area by accentuating the openess.
The layout of the apartment is clearly separated between private and entertainment spaces. Dedicated private lift opens directly into the living room which is connected to the private balcony, and which overlooks out to a view of the city. The private spaces and bedrooms are arranged adjacent to the living room and are access via corridors that can be closed off from the entertainment spaces. All private and entertainment spaces enjoy the views across the city.
Sustainability Excellence
Ecological & Environmental Values: The building employs a multi-faceted approach to sustainable design. The planting is deeper in areas to ameliorate urban heat-island effects generated by the building use. Each lush green planter acts as a sunscreen through the shielding capacity of leaves. This process reduces the absorption of solar radiation which subsequently reduces the heat transfer into the building. The collection of planters forms a garden that will have the additional effect of lowering the perceived thermal range on the building’s perimeter. On a larger urban scale, the plants provide for a biodiversity and actively absorb carbon, particularly in tropical areas like Singapore where, due to the extreme temperatures, air conditioning is still a necessity.

Practicality: The placement of reception desk, sales model, show units and show units creates a logical circulation for visitors to experience the different components of the showflat.
Creativity: The placement of the 3 bedroom show unit facing the sales model and discussion area provides an opportunity to display the green planters in front of bedrooms that will form the building’s iconic façade.
The access to the 4 bedroom show unit utilizes the lift access that connects the sales gallery discussion areas at lower storey to the upper storey, thus creating the actual entry to the 4 bedroom show unit via a private lift foyer, opening up to a wide living/ dining area in front of a backdrop of lush greenery of the surrounding.
Overall Uniqueness: This 2-storey show flat is laid out to retain as many existing trees as possible, thus creating an exclusive private enclave within the woods although it is situated next to the bustling Orchard Boulevard.
Facade is modern sleek and with the curvy forms illustrate the organic concept of Park Nova’s architecture. Façade material showcases the shimmering metal and glass that will be used in the actual development too.
The Park Nova Sales Gallery building is situated within a rare lush green site in the prime Orchard area. The approach is via a long welcoming tree-lined driveway before reaching a well-defined and serene drop-off. The 2 storeys sales gallery building is manoeuvred and located strategically to retain as many existing trees as possible and thus creating an exclusive private experience within nature, albeit a stone’s throw adjacent from the Orchard Boulevard artery.
The sales gallery building features a 7-meter tall entry atrium, a volume created by intentionally stacking the 4 bedroom unit over, and perpendicular to the 3 bedroom unit. The atrium is a sublime and grand entry gesture. Anchored by the physical building model on the far end of the entrance and a sculptural staircase on the end nearer the reception, visitors have a clear notion of the start and end points of their journey within the sales gallery. Upon closer view of the building model, a large screen flanks the transverse direction perpendicular to the linear atrium, while a passage opposite to the screen towards the single storey area in the sales gallery is further accentuated by 2 large island pods. On the left would be the lift shaft to level 2, while the other, a longer island counter with a functional pantry that showcase amenities from residential units’ kitchens.
The entire exterior façade of the 3 bedroom unit is visible from within the sales gallery. One can see up close the intricate exterior details and clad work on the building façade, – platinum coated aluminium fins, flushed window frames with accents of curved glass segments, and generous planter troughs lining the bedroom windows. An aperture is created in the balcony that stretches the length of the dining and living room to allow entry to the 3 bedroom unit.
The second floor is accessed by means of the elevator, taking a visitor directly to the entry vestibule of the 4 bedroom residence. Once entering the 4 bedroom apartment, one experiences the panoramic width in the common areas and the flanking long and deep balcony. The location of the 4 bedroom was determined by ensuring that this view from living and dining zone captures the lush and dense existing trees on the site, assisting to re-enact the units at the lower floors of the future building that will all have views of the tree canopies along Orchard Boulevard.
The overall interior palette of the sales gallery echo materials to be used in the residential units and building common areas. The white washed oak floor boards, the narrower timber ceiling planks, the copper stucco paint and metal accents, pops of green toned accents, are materials and colours present in the design of the anticipated building.
The exterior of the sales gallery building was designed to emulate the architectural design of the anticipated building. Organic curves that are countered with straight runs and edges recreate the undulating façade of the condominium, yet ensures a counter balance of internal functionality of the sales gallery.
As with the condominium architecture and interiors, no stone is left unturned with the design of the entire sales gallery, affirming the complexity and level of quality of the development and the focus of the team behind.
