The entire development is designed with a bronze metallic façade that will stand out from the surrounding buildings and become a new landmark in Tanjong Pagar.

Interior Aesthetics & Finishes: All units are equipped with smart home features and will feature specially-curated brands such as Franke, V-ZUG, Gessi and Haiku. Primary Target Audience: The target audience of One Bernam are PMEBs working in the CBD area, couples without children, families, retiree couples, expatriates/foreigners, and investors.

Marketing Strategy: One Bernam is designed with bigger unit sizes to stand out from the surrounding and nearby completion as well as to be more liveable as Tanjong Pagar gradually transforms into a live-work-play area from the government’s various city rejuvenation schemes. In addition, to showcase how the future live-work-play Tanjong Pagar will look like, One Bernam is designed as a mixed-use development combining residential, hospitality and commercial components.

Deployment of Marketing Technology: Digital marketing including online advertorials, web banners and electronic direct mailers were utilised to reach out to prospective homebuyers. In addition, marketing agents use virtual reality tours as well as live streaming to engage prospective homebuyers who do not wish to come down to the show gallery due to Covid-19 curbs or virus transmission concerns. Teleconferencing software Zoom and other electronic tools were also used in the balloting and booking of units. Electronic sales and legal documents were also adopted for various parties to electronically sign and endorse to avoid physical contact and meet-ups.

Promotion: Promotional campaigns involving print advertisements, online advertorials and web banners were carried out in first-tier media such as Straits Times and Lianhe Zaobao as well as property portals such as EdgeProp and PropertyGuru. The appointed marketing agencies of One Bernam also executed their own social media campaigns. An overseas promotional campaign was also carried out in China to capture the overseas market.

Space Utilisation: The 3D model of One Bernam is placed near the entrance to greet visitors with its majestic and towering stature upon arrival. The entrance also leads to a large discussion area with high ceiling to create an expansive feel of prestige and luxury. Two VIP rooms are tucked away at a far corner of the show gallery for serving distinguished guests with greater privacy. Next to the discussion area are the various show units where visitors and marketing agents can easily see if there are available slots for viewing.

Practicality: One Bernam’s show gallery is designed with an open layout with no walls and partitions in the centre so that the different areas can be seen in a glance for easy navigation and it also creates a spacious feel. The discussion area is furnished with many round tables with accompanying chairs for visitors and marketing agents to hold discussions in groups of maximum 5 people each separate from other groups.

Creativity: The discussion area of the show gallery is designed with high ceiling to create an expansive feel of prestige and luxury in line with the development’s positioning. The colour scheme of the show gallery interiors also follows that of the development for consistent branding and also to evoke the look and feel of the unit interiors.
