Design Concept:
Concept Design Stage
The site is located in a mature residential estate, hence we have to be sensitive to the surrounding, constant dialogue and feedback sessions are carried out with the residence and Member of Parliament (MP).
Due to the vast difference terrain which range from 3m to 20m high, a part basement cum multi storey car park (MSCP) scheme is planned to minimize earth cutting.
The site is in a close proximity to the Tanah Merah Mass Rapid Transit (MRT) station, special green wall screen is design to ‘soften’ the MSCP façade. An unique design concept centered around health theme of Body-Mind –Soul is adopted.
Traffic analysis is carried out to minimize the impact to the built environment, as a result, we have to shift the main entrance.
An on-site show gallery is proposed due to short timeline, by placing the tennis court at the road junction, it act as a noise buffer and double up as an ideal show gallery location due to its good exposure.
Detail Design Stage
Due to the site close proximity to the Changi International Airport and in the way of the flight path, the towers are step down toward the direction of the airport.
Due to some issue from the National Park Board, we have to work with very tight timeline in coordinating main tender, model, show flat and launch. Mock-up models is used to test the design detail and colour schemes, before the final big model.
New guidelines from Commission of Housing (COH) was imposed, hence ample time was allowed to deal with possible changes and comment.
Design Development Stage
Contractor early involvement during the design stage help the contractor to plan, and allow the construction work to start smoothly without compromising compliance to regulations, aesthetic value and cost, to manage the timing deliverables of all parties.
Design Criteria
The design criteria for Grandeur Park Residences is to create a development that revolves around the notion of elegance and splendour in which the entire journey through the development is focused in providing residents the experience of luxury.
The development must also sets itself apart from the rest of its “competitors” in the vicinity through its emphasis on the elements of wholistic wellness of the “Body, Mind and Soul”; which are manifested through the types of facilities incorporated into the common areas and landscape and fully encapsulates the true meaning of luxe wellness living.
In order to create a large central landscape space which residents can enjoy, the tower blocks must be strategically located towards the periphery of the site. There will be a premium block that will greet residents and visitors entering the development. Varied terrain of the land also provide opportunities for us to create interesting landscapes and facilities zones such as our Hilltop Dining Pavilions.

Interior Aesthetics & Finishes: Selection of finishing materials and carefully matching colours was devised for different unit size types. Small sized units were designed with singles or young couples in mind; colours of material selection is bold and chic. Medium sized units for small families are dedicated with light coloured palette; for sense of space and comfort. Big sized units are planned for matured couples and their grown up children; richer colours are used to accentuate the lifestyle of the different family members.

Maintainability: The residential blocks and multi-storey carpark are equipped with gondola provision. This provision allows workers to access hard to reach places on the building façade and greatly improves maintainability over the lifespan of the building.

Design Considerations for Unit Layouts: The design approach begins with orientation, focusing on passive architecture from the early design stage, the placement of the tower blocks to face N/S is important.
The building blocks are positioned to achieve maximum block to block distance. The blocks facing the landed are kept min 25m away, ‘hill-top’ landscape that comprises of spas, dining pavilions etc.are designed to buffer the space in between.

The design concept was to provide flexible living spaces to the residents to meet to their individual lifestyles. All the penthouses in the development are designed with high volume over loft spaces over one of the common bedrooms. These lofts are additional spaces that can be used for home offices, studies, extended bedroom, etc. Units designed with family and entertainment room can convert these rooms to additional bedrooms to suit their family sizes.

Ecological & Environmental Values:
Extensive calculation was carried out to reduce the indoor heat gain, taking into consideration the glass type selection and the building façade fenestration design. Noise impact of the units internal was studied, where noise readings were taken especially for units facing the MRT tracks. Full height zip track blinds were installed at the balconies for these units to mitigate the noise issue.
All energy efficiency and eco-friendly measures implemented in this project are:
i) Lighting
To provide maximum daylighting to the common areas (corridor & lift lobbies).
ii) Climate control
To minimize east-west facing block Residential Envelope Transmittance Value (RETV) control & to maximize natural ventilation opening to the unit and common areas.
iii) Water

Product and equipment uses complies to the Water Efficiency Labelling and Standard (WELS) standards and requirement to BCA Green mark.
B. Water Usage Monitoring
Provision of private meters to monitor major water usage system.
iv) Recycling
Provision of facilities and recycle bins to all the blocks to collect different recyclable waste. Use of compost recycles from horticulture waste.
Environmental Friendliness: By reducing indoor heat gain, the residents will be reducing energy usage to bring their living spaces to a comfortable temperature; reducing the reliance on using air conditioning. Noise impact from the environment has a direct health effect on the inhabitants of the building.
