Design Excellence

Design Concept: The design concept revolves around creating a “Separation” for the proposed pair of Semi-Detached House to give it a “detached” house look and feel”.This is done through the implementation of a centralised triple volume staircase abutting the raw Pre-cast Concrete feature common boundary wall as well as creating a full height glass panel barrier that creates a distinctive divide between the living room spaces and the stairs.Natural elements are also a key point of the design concept.This was done through the Introduction of Natural Ventilation and Natural lighting through the various louvres, skylight and reflective pool within the building.

Exterior Aesthetics: The design aesthetics of the project eludes modern contemporary.The materials choices consist of Timber, Pre-Cast Concrete , glass and aluminium. The complimentary pairing of the Timber louvres together with the Aluminium ‘I’ beam creates a framing box which wraps around the front and side facade of the building.This creates an expressive framing effect to the facade of the building. Furthermore, each timber louvres in the framing box have different depth which creates a sense of movement and flow.

Interior Aesthetics & Finishes: One of the main eye-catching interior aesthetics would be the raw pre-cast concrete feature wall where the centralised stairs is located. The centralised stairs area have a series of glass louvres which both allows for natural ventilation to help cool the spaces and to allow for natural sunlight to help illuminate the spaces. These glass louvres also allow for the play of light and shadows helps to break some of the sunlight into dynamic patterns and shapes which differs from the different time and period of the day. The timber louvres along the box up frames also plays a similar role.Furthermore, the introduction of a reflective pool at the stairs area provides an opportunity for sunlight to reflect off it to help illuminate the interior spaces as well as to allow for evaporative cooling to cool down the spaces . The implementation of a mezzanine level as well as double and triple volume spaces such as the living room, entertainment room and master bedroom helps to create a sense of grandeur and awe. The interior design also consists of a glass bridge a spiral staircase also creates a sense of elegant an excitement for its users.

Facilities: The facilities which helps elevates the inhabitant’s lifestyle would be the 2nd storey outdoor balcony area. The outdoor balcony spaces would allow for the users to enjoy nature and the fresh air. Other facilities would be the indoor facilities such as the 2nd storey triple volume entertainment area, where the users can unwind with family and friends..There is also a huge sunken swimming pool alongside with a jacuzzi for the users that enjoys relaxing swim.

Maintainability: The Water elements such as the swimming pool , jacuzzi and water features are easily accessible to maintain as all of these are located on the 1st storey, Planter boxes around and within the building as well as the 2nd storey outdoor balcony are easily accessible for maintenance as it is located along walking area and passage ways.

Design Considerations for Unit Layouts: The design considerations for each and every space focus on allowing a good introduction of natural sunlight and ventilation. The layout of the 1st storey have a good circulations which allows for the user to have a clear line of sight from the 1st storey spaces the moment he or she arrives the entrance.The layout of the centralised staircase on the first storey provides a clean and seamless circulation path all the way up to the upper floors.The layout design of the 2nd storey , mezzanine and attic plans have the unique feature of being very flexible in terms of spatial reconfiguration. Additional walls can be easily be added or removed with ease to increase or decrease the room size without affecting much of the current circulation.

Sustainability Excellence

Ecological & Environmental Values: The semi-detached houses are designed to allow the internal spaces to be naturally ventilated from all sides. This allows for cross-ventilation to keep the spaces within the house cool. The walls are constructed with Autoclaved Aerated Lightweight Concrete (ALC) Panels which provides excellent thermal insulation, with a k-value of 9-times less than concrete, helps retain coolness indoors, saving on energy costs. The air conditioners – Therm-Aire comes with proprietary cooling system applying solar thermal technology and incorporating a thermal collector with evacuated tubes to harness renewable solar and ambient heat throughout the entire day. Therm-Aire is the world’s first solar thermal hybrid air conditioning system, reducing energy consumption by up to 55%, with average coefficient of performance (CoP) of above 5. Therm-Aire is recognised locally and worldwide. It is a Certified Green Product by Singapore Green Building Council and has obtained Building and Construction Authority (BCA) – Maximum Green Mark Points. It has also received the Institute of Engineers Singapore Engineering Awards (IES) 2019 and ASEAN Federation of Engineers Organisation (AFEO) Outstanding Engineering Award 2019. Low E Glasses are used for the skylight to help reduce the transmission of heat into the house and thus reduce energy cost. It reduces destructive UV Rays and yet allows natural lightings into the house.

Environmental Friendliness: The features seek to reduce the transmission of heat into the house and by keeping the house naturally ventilated thus lowering the consumption of energy. The use of Therm-Aire air conditioners also lowers the use of electricity to power the air-conditioners by using solar tubes instead. This in turn helps to reduce the emission of CO2 into the atmosphere, creating a greener and healthier environment for all.

Household sizes range from small with two persons to multi-generations living. The homes we build can also appeal to newly minted citizens taking into account their way of life and altering the house to suit their needs.

Marketing Strategy: JG Land adopts a careful calibration of cost and returns on our advertising campaign within the allocated budget. Billboards located at development sites are used to advertise and cross sell our products and services. It allows prospective buyers to easily reach out to us and also creates brand recognition for JG Land. Promotions on social media and online advertisements such as Advertorials on The Edge Property are done to promote the company and its developments. We seek to communicate what the company stands for and the Unique Selling Points (USP) of each and every development we carefully crafted. Prospective Home buyers can also visualise the developments through our online virtual tour. This will allow them to see and feel the space of the developments before committing to a purchase. We also work closely with our Marketing and Sales Partners to promote the development to their prospective buyers. We stand ready to support our Partners in going through the development with their clients and sharing with them the JG Land’s story. Having been in the market for more than a decade with our focus on customer service and unique home offerings, our existing customers and partners through word of mouth will often refer their friends or clients to our developments. Deployment of Marketing Technology: Using online 3D virtual tour, home buyers can see and feel the space within our developments while we are selling off plans and when the developments are under construction.
